Since its inception, Sunset Development, has been involved with the financing and development of 31 apartment communities, primarily in Ohio. This experience includes projects financed with various public and private financing sources including the Low-Income Housing Tax Credit (LIHTC) Program, the Tax-Exempt Bond Program, the Ohio Housing Development Assistance Program and market-rate commercial construction and permanent loans. These projects have included both the preservation of existing HUD and RD subsidized projects as well as new construction for seniors and families.
President
James Hunley is the key principle for the company and is able to provide strong leadership through many years of affordable housing experience, which has been gained in both the public and private sectors. After receiving a Bachelor of Science degree in Business Administration with a focus on real estate finance from the Ohio State University, James started working in affordable housing in 1987 at the U.S. Department of Housing & Urban Development. After 13 years of service in the public sector, James moved to the private sector as a lead underwriter for PNC Bank in the affordable housing division. In this capacity, James underwrote tax credit deals for both construction and permanent debt and for the purpose of syndicating equity. From there James assumed roles at both LNR Affordable Housing and Paramount Realty Advisors, functioning as a Director of Development and Vice President for Co-Development Activities, respectively. As a co-developer, James represented his employers in all aspects of development from both a developer and general partner perspective. Since forming Sunset Development in 2003, the company has provided numerous consulting services in the areas of development and project management and has acted as a co-general partner and/or co-developer on select projects.

Michelle has been working in affordable housing development for the last 20 years both as an employee of corporate development firms and as an owner of her own consulting company. Michelle handles all aspects of the development process with particular focus on financing and application packaging, budgeting, construction draws and accounting.
